In case you were wondering what the heck is going to appear on the southeast corner of Fourth Avenue and Carroll Street in the far reaches of Park Slope, here’s your answer. The building in question, comes from the offices of…drum roll…Scarano Architects. (It’s not that we have a need to mention the firm every day. It’s just that they’re every you look in Brooklyn.)
The building, which is not to be confused with other Scaranos in this part of Park Slope and in neighboring Gowanus (like the beauty we call The Bunker), is a couple of doors down from Cattyshack.
The firm describes the structure thus:
The twelve story tower at 255 4th Avenue in Brooklyn is a pioneer in a major redevelopment that is taking place along this portion of 4th. Once known as “no man’s land”, the valley created by the slope down from Prospect Park and the Carroll Gardens hill, this area has been rezoned for high density residential uses, and buildings such as this 50,000 square foot residential development are transforming the area, turning it from a morbid industrial zone into a cohesive neighborhood.
When the makeover of Fourth Avenue from land of the Tire Shops to Brooklyn’s Park Avenue has made more progress a few years down the road, there will be vast amounts of residential real estate available. And, there could also be some bargain prices. Eventually.
There are many, many more new buildings to come.

I’m moving across the street from this bad boy. Live webcam, anyone? Would be a treat to watch this gorgeous structure rise.

when is construction starting on this? or rather continuing, since it looks like they cleared the site and then have done nothing for quite a few months.
the sidewalk fence on this place is totally illegal- it takes over the whole sidewalk, forcing peds to walk in the street (on 4th ave no less!!)

it’s illegal because it blocks off all street access to my apartment building, which the new building blocks in the computer-generated image.

Scarano seems to have achieved bogeyman status lately — if you believe what you read he is lurking everywhere.
this building is a case in point –he has not been working on it for a long time. I heard it is being done by ASQ or KSQ architects — Quadrini.
I don’t know if anyone else heard it. but the design may have more glass.

The condos must be super thin and with no windows on one whole side of the building. Why would you intentionally build something filled with railroad apartments? With this real estate market though, I’m not sure who the hell is going to buy these things. Across the street on the south corner of Carroll and 4th is a 12 story building. This lot has been under construction for about a year, maybe a bit longer. Shut down numerous times, they now finally have a steel structure up. It will be a 12 story “luxury condo” building. […]
