Here’s a bit of totally gratuitous neighborhood gossip sent to us by a reader. It’s of interest because the building in question is 125 2nd Place in Carroll Gardens. So what, you say? Well, it is the building next door to 360 Smith, the controversial building that would be built by developer Billy Stein and designed by architect Robert Scarano. Our tipster writes:
The unfortunate first house on Second Place next to the proposed 360 Smith street is or was owned by a woman very prominent in Carroll Park. At least, until yesterday. She has been the President of the Committee to Improve Carroll Park. So, the question is, who was her house was sold to ???? (All bets are on Mr. Stein.) She is leaving early August.
The resident in question is Judy Rayner, who has had prominent and productive civic involvement in the community as the President of the Committee to Improve Carroll Park. (The property intrigue aside, she will be greatly missed in the community.) We don’t generally pass on who is selling to whom scuttlebutt, but thought it interesting in this case. Available online property records do not yet show that the property has changed hands or to whom it has been sold, so we must reemphasize that the only solid info we have is the email tip.

They were asking just shy of $2M for 16.5 x 45′ house(4story) approx $675sq ft.
If indeed Mr.Stein were paying that range of money – shows he doesn’t believe new apt. bldg is neg. effect to block.
Nor do I.
A nice upscale bldg. replacing a parking lot and rubbish strewn ‘plaza’ will make corner and street look much better.

You could look at it that way 3:37, I know I do. She was also one of the big advocates of down-zoning the entire neighborhood. Do you think she stipulated that he can’t use the buildings residual FAR when she sold it to him?

Why doesn’t someone ask Marty about the new 360 Smith Street plan?
Bill is out to lunch and Joan is on vacation. The DOB lost the plans.
Scarano is on the blogs. Mr. Stein is on the phone. The MTA is mum. Brooklyn in July is just plain annoying!

Word is that Billy Stein will reveal his plans for the new building to the Second Place Block Assoc. this week. Anyone know if it’s true? If so, he must be pretty confident the project will go through and that the neighbors will approve of the design.

I heard that Stein wanting to buy some more air rights is a logical possibility.
